~10 min per 5-unit PM. Tech opens a site, taps each unit, logs readings. Every reading auto-timestamps and stamps the tech. Color-coded chips show refrigerant + arcflash voltage at a glance. Works offline; syncs when signal returns.

Nameplate OCR autofill

9 fields filled in ~6 seconds. Snap a rusted nameplate; Mimir reads make, model, serial, refrigerant, voltage, MCA, MOCP, and routes them to the right Asset field — outdoor, indoor coil, or air handler — for split systems. No more clipboard dance.

Charge diagnostic, no gauges

Verdict in 4 readings. Clamp probes only. Subcool + ΔT for TXV systems; suction-line + ΔT pattern for piston systems. Maintenance-grade — flags undercharge, overcharge, restriction, or low airflow. Gauges still come out for diagnosis-mode service.

Whole-team access + group chat

Why we built this

Built by the contractor who needed it.

The problem

  • Big-name service-software platforms were built for dispatch and billing — not for the engineering side. None of them do Manual J load calculations, and most charge enterprise per-seat rates.
  • Traditional load-calc software is desktop-bound and office-only. It doesn't sync to a tech's phone, doesn't track installed assets, and doesn't connect to the service workflow at all.
  • So every contractor ends up cobbling together paper service sheets, a side spreadsheet for site assets, scattered photos on personal phones, and a lot of guesswork at quote time.

FAQ

Questions worth asking.

Does Mimir replace ServiceTitan / Housecall Pro?

For your service-and-maintenance workflow, yes — visit logging, asset records, leave-behind PDFs, customer history, team chat. Mimir doesn't currently handle dispatch + payroll + billing the way the big platforms do, but it does handle the engineering side (Manual J, replacement quoting) that those platforms don't. Many contractors will run Mimir alongside whatever they use for dispatch.

Does Mimir work offline?

Yes. Visit pages cache to the device on first load. Readings, photos, and status changes queue locally and sync when signal returns. Designed for spotty rooftop / mechanical-room cell coverage.

The charge diagnostic without gauges — is that real?

For maintenance-mode work, yes. Subcool + ΔT (TXV systems) and suction-line + ΔT pattern (piston systems) using clamp-on probes is well-established trade practice. Mimir uses HVAC-School / ACHR News–style heuristics to produce a pattern verdict — undercharge, overcharge, restriction, low airflow. It's not a gauges-on engineering proof; it's enough to act in a maintenance context. For diagnosis-mode service calls where you're billing repair, your tech still breaks out the manifold.

I'm already on ServiceTitan / paper / Excel. How does my data get in?

CSV import for accounts, sites, and assets is built in — paste from Excel and Mimir validates rows, surfaces errors, and inserts the rest. For ServiceTitan / Housecall Pro / FieldEdge, those platforms allow CSV export of your customer + asset data; we map their columns to ours during onboarding. For paper-only contractors, the field tech can rebuild the asset registry on their first PM run — nameplate OCR fills 9 fields per photo, so it's workable in a single visit.

What devices does Mimir work on?

Any modern phone, tablet, or laptop with a web browser. The field-tech UI is built mobile-first (iOS Safari + Android Chrome are the test targets). The office-side UI scales up to desktop browsers. No native app to install, no app-store review delays — open the URL, log in, work.

Can I export my data?

Yes — full CSV export of accounts, sites, assets, and visit history. The underlying data store is a standard relational database; if a contractor ever wants out, we hand back everything in plain machine-readable formats. No vendor lock-in.

Can I cancel? Do I lose my data?

Cancel anytime, no penalty, no annual lock-in. On cancellation we hand you a full CSV export of your accounts, sites, assets, visits, photos, and PDFs before deactivating the account. Your data is yours — that's the deal.

Is Mimir's Manual J ACCA-approved?

The engine implements ACCA Manual J 8E methodology end-to-end and tracks source citations on every default. Formal ACCA approval submission is on the roadmap; for now, output reads as a credible Manual J 8E load calc with full citation trail, suitable for replacement quote justification and most permit applications.

Who's behind this?

Mimir is a standalone product built by Andrew Weilbrenner, owner of Indianapolis Mechanical — a working commercial-HVAC service company in Indianapolis, IN. IM is Mimir's first paying customer. Every workflow had to pass the "would I trust this on my own crew?" test before it shipped.

What if I need help? How do I get support?

During beta, every contractor gets the developer's direct email + cell. No support tickets, no tier-1 chatbot. Real human in HVAC, real reply within the same business day. As we grow, support transitions to a proper queue with documented response-time targets — but founding partners keep direct access.

Where's my data stored? Is it secure?

Encrypted in transit (TLS) and at rest. JWT-based authentication, per-user login auditing, every visit action goes to an append-only audit log. Customer photos and PDFs live in object storage with bearer-token access only. We don't sell or share your data — full stop. SOC 2 audit and a public-facing security page are on the roadmap as we grow; happy to share infrastructure details with prospective contractors who want them now.
